The rusted valley on a Paddington Queenslander leaks for different reasons — and takes a different fix — than the fretting concrete tiles on an Aspley brick-and-tile. Across our weekly schedule, we see the same patterns repeat by region. Century-old iron and character overlays shape the inner-city work. Fretting concrete tiles and cracked ridge mortar dominate the northside and southside brick-and-tile belts. Salt-air corrosion eats fasteners and gutters along the bayside. Gum canopies over the western suburbs keep valleys and gutters choked with litter.

Paddington to New Farm, West End to Ascot. Pre-war Queenslanders and interwar terracotta dominate, most of it under character housing rules that shape how every roof repair gets scoped and approved.

From fretting tiles to first-generation estates
Sunnybank to Eight Mile Plains, Calamvale to Algester. Sixties and seventies concrete tile roofs at end-of-life sit alongside 1990s-2000s estate homes whose first-generation roofing is now due its first serious maintenance round.
Wynnum to Capalaba, Tingalpa to Carindale. Moreton Bay salt drift is the defining variable — the closer to the water, the faster fasteners, valleys and gutters corrode, layered over the usual 1960s-80s tile ageing further inland.
